Buying your first home is exciting, overwhelming, and one of the best decisions you'll ever make. Here's a plain-English guide to how it all works.

Get pre-approved

Before anything else, talk to a lender. Pre-approval tells you exactly what you can afford and makes your offer credible to sellers. In a competitive market, not having one is a dealbreaker.

Define your priorities

Location, size, commute, schools, style — make your list. Then split it into must-haves and nice-to-haves. You'll rarely find a home that checks every box, so knowing your hierarchy saves time and stress.

Tour homes

We schedule showings together. I'll point out things you might miss — layout efficiency, neighborhood context, red flags — so you're evaluating with full information.

Make an offer

I'll pull comps and advise on offer price, contingencies, earnest money, and terms. In Southern California's market, how you write an offer matters as much as the number.

Open escrow

Once your offer is accepted, escrow opens — typically 30 days. This is when the inspection, appraisal, and final loan approval happen. I'll keep you on track every step of the way.

Close and get your keys

You'll sign a stack of documents, funds are wired, and then — keys. That's it. You're a homeowner.

Conventional Loans

Standard mortgages not backed by the government. Typically require 5–20% down and a credit score of 620+. Best for buyers with solid credit and stable income.

FHA Loans

Backed by the Federal Housing Administration. Allows down payments as low as 3.5% and accepts lower credit scores. A popular first-time buyer option — but requires mortgage insurance.

VA Loans

For eligible veterans, active military, and surviving spouses. Zero down payment, no PMI, and competitive rates. One of the best loan products available if you qualify.

CalHFA & Down Payment Assistance

California offers several programs to help first-time buyers with down payments and closing costs. Income limits apply. I can connect you with a lender who specializes in these programs.

How much do I actually need saved?

Besides your down payment (3.5%–20% depending on loan type), budget for closing costs (typically 2–3% of the purchase price), a home inspection (~$400–600), and moving costs. Having a small reserve after closing is also wise.

What credit score do I need?

FHA loans go as low as 580. Conventional loans typically require 620+. The higher your score, the better your interest rate — even a half-point difference in rate can mean tens of thousands over the life of a loan.

How long does the whole process take?

From starting your search to getting keys, most buyers take 2–4 months. Escrow itself is usually 30 days once an offer is accepted. The more prepared you are upfront, the faster it goes.

Should I buy now or wait for prices to drop?

It depends on your situation — not the market. The best time to buy is when you're financially ready and planning to stay for at least 3–5 years. Trying to time the market is a gamble that rarely pays off.
